Buying Property in Morocco from Abroad: Complete 2026 MRE & Expat Guide

Every year, thousands of Moroccans Residing Abroad (MREs) and international investors purchase residential and commercial real estate in Morocco. Thanks to digitized banking and notary procedures, completing a remote property transaction without traveling for every signature is now straightforward.

Here is your roadmap to safely purchasing property in Morocco from abroad.

1. Opening a Convertible Dirham Account

This is the most critical step for foreign residents. Opening a Convertible Dirham Account (or Foreign Currency Account) with a Moroccan bank safeguards your investment liquidity.

  • Repatriation Guarantee (Office des Changes): Funding your property purchase through foreign currency transfers into this account grants you the statutory right to freely re-transfer the full resale proceeds (capital plus capital gains) back to your home country.
  • Documentation: Always retain official bank swift transfer receipts and exchange certificates provided when wiring funds to your notary.

2. Executing a Remote Sale via Power of Attorney

If you cannot travel to Morocco for the signing of the preliminary and final deeds, you may designate a trusted representative via a Special Power of Attorney (Procuration).

  1. Via Moroccan Consulates: Draft and notarize the Power of Attorney directly at the nearest Moroccan Consulate in your country of residence.
  2. Via Foreign Notaries: The deed must be legalized or apostilled (under the Hague Convention) before being dispatched to your notary in Morocco.

3. Securing a Moroccan Mortgage from Abroad

Moroccan banks offer specialized home loan packages tailored for non-residents. Foreign proof of income (payslips, tax returns from your country of residence) is accepted to determine your debt-to-income ratio.

4. Are MREs Eligible for the Daam Sakane Subsidy?

Yes! Moroccans living abroad are fully eligible for the Daam Sakane 2026 grant (up to 100,000 MAD), provided the property serves as their primary residence during stays in Morocco and is not rented out.
